This project involved the phased repurposing of five interconnected warehouse buildings that collectively occupied an entire city block in the heart of Dubuque, Iowa’s Historic Millwork District. The City of Dubuque expected the 261,000 s.f. revitalization project to achieve several key goals:
- Preserve the millwork history of Dubuque
- Create an urban, mixed-use neighborhood
- Become a model for redevelopment by incorporating sustainable practices
- Attract and retain a quality workforce for Dubuque’s growing economy
Phase I encompassed cleaning and preparatory work, remediation of basement flood damage, relocation of existing tenants, site improvements, and the extensive renovation of an existing warehouse into 76 residential living units.
The project included:
- 39,000 s.f. indoor marketplace including a 1st floor and basement retail build-out for eight to twelve spaces
- 30,000 s.f. renovation of existing 50 stall parking lot
- Miscellaneous warranty work and window replacements
