commercial general contractor
Our Role as a General Contractor:
General contracting is by far the most traditional delivery method for commercial construction projects. As your general contractor (GC), we are responsible for managing the construction project’s progress in relation to the design provided. While it is a complex process, our qualified team members provide professional results and superior customer service throughout every phase of your project.
Our on-site project coordination, disciplined communication, and rapid response are the reasons our construction process runs smoothly. We provide you with solutions and keep you posted daily, weekly, and monthly. We would rather overcommunicate and not miss a beat than risk under-communicating.
The Russell GC Process:
Our team proactively works with our suppliers and subcontractors to manage site staff and general construction execution. Our experience with commercial general contracting has allowed us to build great relationships with a variety of key suppliers. We understand lead times, pricing, and how to procure material in non-traditional ways to get quality materials when needed and at the best price.
The bottom line is that as a company that specializes in commercial construction and ground-up projects, our solid reputation comes from a place of integrity. Our goal as construction experts is to serve you on time, on budget, and exceed your expectations. We cannot do that without meticulous attention to detail!
Design / Bid / Build
This linear delivery method is where the design team is selected separately and reports directly to the owner. Plans and specifications are completed by the architect engineers and then bids are issued. Contractors bid the project exactly as it is designed with the lowest bidder awarded the work.Â
Although the design/bid/build delivery method may seem like the safest and easiest way to procure a project, it’s not. This method brings an increased risk for change orders, owner time, and resource requirements. It can also mean a less collaborative relationship between contractor and design builder.Â
- Simple, safe decision process
- Competitive pricing through General Contracting Bids
- Clarity of Scope of Work
- Management of multiple relationships
- Lack of cost control & value analysis during design
- Time and resources required to know project costs
- Increased potential for change orders
- Increased time of delivery
