How is Russell’s process different from our competitors? Our project managers and on-site superintendents are involved during the preconstruction phase! Our teams run the actual work for the project AND are actively involved with the team during the entire preconstruction phase vs. handing it over to operations after budgeting and estimating.

Through many years of trial and error, we found that silos do not work as well as collaboration. This benefits you because the person managing the project also has a say in how it’s estimated. This results in a more accurate estimate, allowing us to get the job done on time, on budget, and above expectations.

Tom has a plethora of experience (31+ years) in project management and cost estimating. Virtual Design & Construction

Virtual Design and Construction (VDC) is an accumulation of technology-based tools and processes to help analyze data and assist with project phasing, spatial planning, quantities, scheduling, prefabrication, operations, and maintenance. We do this by using Building Information Models (BIM) in conjunction with our standard preconstruction and construction services.

From development and design to construction and operations, we bring together the Building Information Models from all design and trade partners to create a complete visual foundation for your project allowing you to look at key areas of a building and multiple scenarios before it’s ever built!

VDC will keep your preconstruction phase proactive and collaborative when all project stakeholders are involved from the start: owners, developers, design teams, project management, subcontractors, field supervisors, and maintenance technicians.

Construction Design Phase Management & Analysis

The entire preconstruction team (including the Project Manager and Superintendent) will be involved in the design process to ensure material selections align with the project budget and construction schedule goals. Early engagement of our team during the design phase provides valuable cost, constructability, schedule, and safety expertise to the project team. Additionally, it provides our team with the background to accurately communicate the project expectations to the subcontractor and supplier partners. Proactive collaboration is the name of the game!

Construction Budget / Cost Control

We have decades of historic cost information at our fingertips. We utilize centralized data-driven estimating systems and powerful data analytics software to ensure accurate cost estimates are prepared for all of our projects. We provide you with:

  • A complete breakdown of estimated costs during all major phases of design
  • A side-by-side analysis of the current estimate compared to earlier versions
  • A detailed ‘trend estimate log’ that records the various budget adjustments encountered


We place a high degree of emphasis on getting the numbers right during the schematic design phase. Reducing (or eliminating) price fluctuations during the later phases of design is our goal! Our dedication to quality and accurate estimates is designed to achieve our goal of eliminating surprises during the preconstruction process (i.e., no change orders).

Subcontractor
Pre-Qualifications

During the early stages of preconstruction, Russell will utilize our historical partner database to select subcontractors that complement, rather than supplement, the project effort. In order to maintain this highest level of quality and performance, we require all potential subcontractors / trade contractors to be prequalified before they can complete work with us.

We carefully review the experience, financial stability, safety performance, and workload capacity of our partners. Meaning that only the best trade partners are working on your project!

As an experienced general contractor, design/build, and construction management firm, Russell is no stranger to performing work around the country. We recognize the importance of including local subcontractors in every project and generating buzz in communities to ensure no less than three bids in each category of work!
