delivery methods.

The project delivery method is one of the most important factors to consider when embarking on a new construction project. Several fundamental project considerations are directly impacted by the delivery method selected including risk allocation, the need to adhere to a realistic budget, a schedule that accurately represents the performance period, and the level of collaboration between contractor, designer, and business owner.

Hiring Russell as your general contractor, the most traditional delivery method, simply means that we are responsible for managing the construction project’s progress in relation to the design provided. While it’s a bit more complex than that, our qualified team provides professional results and superior customer service throughout every phase of your project.

Construction Management as Agent (CMa)

CMa is a method where the  owner selects a design firm and a construction manager at the start of the project. Together with the owner, the CMa and designer work as agents of the owner to prepare a set of bidding documents from which specialty subcontractors propose their lowest price. Upon the receipt of the specialty subcontractors’ bids the owner enters into individual contracts with multiple subcontractors to deliver the project.

Construction Management at Risk (CMc)

CMc is a method in which the construction manager acts as a consultant to the business owner. Starting at project development and design phases, the CM assumes the risk for construction performance (the equivalent of a general contractor) holding all trade subcontracts during the construction phase. Russell commits to a guaranteed maximum price for the project, providing the owner with the security of a construction cost that will not be exceeded.

This is one of our favorite delivery methods, which guarantees clients a single point of responsibility and the potential for rapid completion! On a design/build project, Russell is engaged by an owner prior to the start of design, and we assume the responsibility and risk for the services provided by our design professionals and consultants.

This linear delivery method means the design team is selected separately and reports directly to an owner. Plans and specifications are completed by the architect and then bids are issued. Contractors bid the project exactly as it is designed with the lowest responsive bidder awarded the work.

Although design/bid/build may seem like the safest and easiest way to procure a project, it’s not the preferred choice. Our disclaimer is that there is an increased risk for change orders, owner time, and resource requirements, and a less collaborative relationship between contractor and designer.
