The project scope consisted of the design/build of the entire MEPFP systems and the construction of 132 luxurious high-rise residential apartments within a 25-story building shell. With only a seven-month schedule, this project was finished on time and within budget for the original scope of the project. The extremely demanding schedule had to be met due to executed leases and occupants expecting to move in as scheduled. With the budget met, the Owner was able to use its contingency for building upgrades.

Construction of the shell began in 2007 by others, but the project was never finished. Russell’s work included constructing an elite first-floor lobby and offices, a second-floor grand ballroom, apartments on floors three through 24, and the 25th floor consisting of two-story penthouses, a two-story urban chic event space, and workout rooms.

This poured-in-place concrete structure was originally constructed to contain larger condominiums on each floor with floor penetrations and sleeves placed accordingly. The new owner’s design increased the number of units from 55-132 and changed from condominiums to apartments. This left almost none of the existing penetrations useable. The concrete floor was heavily reinforced requiring it to be meticulously x-rayed and coordinated with the mechanical trades and engineer before any new core holes or cuts were made. This required close coordination with the entire design team and field personnel as layouts were adjusted to avoid the reinforcing.
