Russell partnered with O’Reilly Development Company to lead the historic redevelopment of the former Folgers Coffee Company factory in the Garment District of Downtown Kansas City. The project included two buildings—one constructed in 1899 (137,640 s.f.) and the other in 1917 (79,520 s.f.)—plus an adjoining open parking lot. The south building offers underground parking, while the north building utilizes the adjacent lot.
Plans for Roaster’s Block transformed the property into 146 Class A market-rate loft-style apartments with studio, one-, two-, and three-bedroom units. The south building, Swofford, includes 90 units, and the north building, The Boss, includes 56 units.
The redevelopment created a vibrant urban community, highlighted by an open courtyard with a swimming pool, hot tub, fire pits, grilling stations, and landscaping. Additional amenities include a social lounge with a commercial-grade kitchen and bar, state-of-the-art fitness center, yoga studio, gathering areas, office, and leasing spaces.
