Russell partnered with O’Reilly Development Company to lead the historic redevelopment of the former Folgers Coffee Company factory in the Garment District of Downtown Kansas City.
The project transformed two buildings—one constructed in 1899 and the other in 1917—into 146 Class A, market-rate, loft-style apartments offering studio, one-, two-, and three-bedroom units. The south building, Swofford, includes 90 units, while the north building, The Boss, includes 56 units.
Parking was provided through a combination of underground parking in the south building and an adjoining open parking lot serving the north building.
The redevelopment created a vibrant urban community anchored by an open courtyard featuring a swimming pool, hot tub, fire pits, grilling stations, and landscaped outdoor spaces. Additional amenities include a social lounge with a commercial-grade kitchen and bar, a state-of-the-art fitness center, yoga studio, gathering areas, and dedicated office and leasing spaces.
