The project scope included the construction of a new 187,440 s.f. 138-room senior living facility for Dial Retirement Communities. The facility includes 68 independent living units with underground parking, 52 assisted living units, and 18 memory care units.
In addition to the individual living quarters, the complex offers two resident dining rooms, a salon, gym, theater room, several common gathering spaces, outdoor garden areas, and a commercial kitchen for staff. Additionally, there are 23,000 s.f. of underground parking for independent living residents’ convenience.
This project was a joint development project with Dial Retirement Communities and Russell. The City of Moline owned the 15-acre property on the former Trinity Hospital site that was demolished in 1995. In January of 2014, Russell negotiated the exclusive rights to develop a program, source a Senior Living operating partner, and propose the purchase of the city site.
