russell industrial park: completion of first building!
Just 10 months after breaking ground, the first of six buildings at the Russell Industrial Park is officially complete!
Building 2, completed in July 2022, is currently under lease by Bayer / Ryder Logistics. This 251,000 s.f. design/build turn-key facility was delivered on-time, under budget and within a 10-month construction schedule – which in the current climate of supply chain and labor issues is no easy feat!
In addition to the extensive design/build work for Building 2, numerous site infrastructure updates are planned to help streamline traffic to the industrial park. These updates include construction of Zenith Avenue and 89th street, with further upgrades planned for 83rd street and Northwest Boulevard.
The next piece of this 95-acre development will be the construction of Building 3, a new 80,000 s.f. facility. Currently, Portable On Demand Storage (PODS), has signed a lease to occupy 40,000 s.f. of this facility that is scheduled for completion in the third quarter of 2023.
Revitalize Iowa’s Sound Economy Grant Received
In other exciting news, the Russell Industrial Park project was awarded a Revitalize Iowa’s Sound Economy, or RISE grant, of $942,074 that will go towards building roadways within the industrial park. RISE is a state program designed to promote economic development by providing financial assistance for the establishment, construction, and improvement of roadways and streets. On top of playing a significant part in improving the surrounding roadways and the management of overall project costs, the monumental grant will assist in attracting the attention of top-tier, national tenants!
About the Russell Industrial Park
The 95-acre Russell Industrial Park, located in a 10-year tax exemption zone at 8730 Northwest Boulevard, offers easy access to the region’s interstates, airports, river barges, and distributor facilities. When we say easy – we mean, less than six miles from Interstate 74, less than two-miles from Interstate 280, and less than one mile from Interstate 80! Numerous amenities are also located nearby, including diesel/truck stops and fueling stations, Cat Scales, fast and full-service food options, and other industrial users.
The 95-acre greenfield site was designed to fit six brand-new buildings ranging from 80,000 s.f. to 301,320 s.f. for a total of 1.4 million s.f. Each building is designed to support industrial/warehousing operations and includes features such as 28-36 foot clear heights, dock doors with levelers, and metal fastened thermoplastic polyolefin (TPO) roofing. Other specifications including insulated precast concrete wall panels, curtain wall systems, aluminum composite metal panels, clerestory windows, LED lighting, ESFR fire suppression system, and more are available depending on tenant request.
