Two Rivers Point was an 11-story, 141-unit, low-income housing project that used the RAD program to perform exterior brick tuckpointing, a new roof, and a complete interior renovation including converting units to adaptable and accessible units.

Units are one and two-bedroom and ADA. Other interior renovations included common area upgrades and a 4’x4’ trash chute addition on the exterior.

All work was done in occupied conditions, starting on the 11th, 10th, and 9th floors and then coordinating the move on the 8th and 7th to the upper floors. This work had to move around to work with eviction requirements and other resident occupancy issues. Water and power shut-downs had to be coordinated with RIHA to give proper notification to the tenants for any possible downtime of water or power. With the exterior courtyard that we added, we coordinated with MetroLink to move the facilities bus stop to a different location to provide a safe location for the residents to catch their buses. The building was at approximately 60% occupancy for the duration of the project.

The project was completed ahead of the contracted schedule even with an almost seven-week delay after it was started while the architect had to make design changes to ensure the tubs and showers fit with the existing units.
