Iowa 80 Group Leaseback – Walcott, IA
100,000 s.f. pre-engineered metal building to house a distribution center for the Atlantic Coca-Cola Bottling Company. The project included 29 docks with hydraulic levelers for around-the-clock distribution opportunities, 6,000 s.f. of conditioned office space, and 150,000 s.f. of exterior pavement.
The facility has a dedicated single lane for trucks to enter the property and one to exit. The single-entry lane is completely independent of the pavement area for the docks to maximize flow efficiency. This was critical so that trucks could back into the docks without creating traffic jams.
Cross Dock – Ottumwa, IA
5,000 s.f. stand alone building for distributions and regional operations. 6 docks and with capacity to transfer material for local deliveries. Small offices for local operations.
