Progress and excitement is building at birchwood south

If you have driven down 53rd street in Davenport lately you may have noticed a significant development taking place on the south side of the road. We are sure that the excitement is not just building within our office, which is why we are thrilled to share an update and announce the businesses coming soon to Birchwood South!

After a year of extensive planning and rezoning, Russell, in partnership with a local housing developer, is transforming the 37.93-acre property into an expansion of the existing Birchwood Fields Office Park – known as Birchwood South. 

Birchwood South, located directly across from Russell headquarters on East 53rd Street, is a mixed-use development. Russell is developing the northern 17.93-acre parcel for commercial use, and the remaining 20 acres on the southern parcel are being developed by Dan Dolan Homes into townhomes and single-family homes.

New infrastructure, including roads and a four-way traffic-controlled intersection, are also being built to ease traffic flow within the new development. These roads include an extension to Lakeview Parkway and Ravenwood Lane to the south side of East 53rd and the creation of East 52nd Street that will connect the two. 

The primary goal of Birchwood South is bringing new retail spaces to East Davenport, including both drive-thru and full-service restaurants, professional service space and other amenities. As of early July 2022, the multi-tenant building on lot 1 is 100% leased to three different tenants, and lots 2, 3, and 4 have been sold to end users. Available lots range from 1.2 acres to 3.9 acres with suites available for lease starting at 1,500 s.f. 

The tenants with signed contracts are: 

Lot 1:

  • Rock Valley Physical Therapy
  • Starbucks
  • Jersey Mike’s

Lot 2:

  • Mister Car Wash

Lot 3:

  • Freddy’s Frozen Custard & Steakburgers

Lot 4:

  • Hy-Vee Fast & Fresh, complete with a 30-stall gas station

We are excited to be hosting each of these businesses, and we look forward to filling the remaining spaces to create a professional, upscale environment with desirable amenities for Quad Cities residents!

The first of these businesses will open in the Fall of 2022. We are eager to share in their success with the community!
