The landscape north of Interstate 80 on Northwest Boulevard in Davenport, IA, has undergone a dramatic transformation in recent years, primarily driven by a sustained demand for premium industrial space in the Midwest.

To feed this demand, the Russell Industrial Park, a cornerstone of industrial development, located in Northwest Davenport, continues to expand its footprint, solidifying its position as a prime destination for businesses seeking excellence in industrial real estate.

  • Building One is a fully stabilized 79,601s.f. Class A multi-tenant industrial facility. The facility is 100% leased and features a state-of-the-art industrial design that can accommodate a variety of industrial uses. The property is equipped with industrial features including: 28’ clear height, LED warehouse lighting, and an ESFR fire protection system.
  • Building Six is a 301,320 s.f. single-tenant industrial facility. The facility is occupied by Nestle Purina Petcare Company, one of the largest pet food manufacturers in America. The property features modern industrial details including 36’ clear height, LED warehouse lighting, and an ESFR fire protection system.

All the facilities at the Russell Industrial Park have been approved for the City of Davenport’s Urban Tax Exemption, allowing for 10 years of reduced taxes and lower occupancy costs for tenants.

Looking ahead, the Russell Industrial Park is poised for further expansion with the upcoming unveiling of Building Three by the end of 2024.

  • Building Three will resemble Building Six at 301,320 s.f. with 36′ clear height, LED warehouse lighting, and an ESFR fire protection system. The building is under construction and is slated to be completed in Q4 of 2024. Once complete, 100% of the building will be available for lease or purchase.
